Founder and CEO of Living Blue Mallorca, Mandy Fletling is much more than a property entrepreneur: she is a visionary, with an extraordinary intuition, who has been able to transform her deep love for Mallorca into a unique business which combines authenticity, sustainability and a true connection to the island.
Born in the former East Germany, her life took a definitive turn at the age of ten, when the fall of the Berlin Wall allowed her family to travel abroad for the first time. Their chosen destination was Mallorca — and it was love at first sight.
That first trip left a lasting impression. From then on, Mandy was determined to one day make her dream a reality: to live on the island that she felt was her spiritual home.
Driven by this desire, she moved to Barcelona to study Business Management specialising in Tourism and Hospitality, and once she had completed her studies, she finally settled in Mallorca, following her heart.
Once in Mallorca, Mandy’s professional career flourished, first in the hotel sector and later in business, where she became a key figure in the commercial division of a leading family firm.
Everything was going smoothly until the financial crisis of 2008 affected the company where Mandy worked, and consequently her fast-paced career. So she decided to take a sabbatical in Mexico to reflect and re-evaluate her path.
Mexico proved to be a profound turning point in Mandy´s life. There, she immersed herself in practices such as meditation and yoga, and it was also where she met her husband and future business partner, Claudio Martínez. Together, they began a new and exciting chapter — both personally and professionally.
Mandy and Claudio went on to create a wonderful family together and to found Living Blue Mallorca: a real estate agency with soul. Their vision was not just to sell beautiful homes, but also to help like-minded people start a new life rooted in spirituality and nature,in the stunning environs of this spectacular island.
And so Living Blue Mallorca was born, a different real estate agency, which is committed to a conscious, authentic and deeply rooted lifestyle aligned with the spirit of the island.

Mandy, thank you so much for having us today. Before we start with the interview, I want to congratulate you on the fantastic energy and the good atmosphere in your office.
It’s nice to see a team like this, it doesn’t even look like you’re working…
Mandy, you have a very interesting profile and career. If that’s okay with you, we can start by sharing your beautiful story with our readers, in order to put them in context about the origins of Living Blue Mallorca and its impressive evolution to become one of the most relevant real estate agencies in Mallorca
Thank you very much, Patricia, for your words and for giving us this opportunity to share the history and essence of Living Blue Mallorca as part of this positive initiative to promote Mallorca and the Balearic Islands on the international stage.
About me, I am German, born in the former East Germany.
I was just ten years old when the Berlin Wall fell, and that moment marked a before and after in my life. It was the first time we were able to leave our country, and the first thing we did was go to a travel agency and book a flight to Mallorca. It was my first trip abroad… and I fell in love with the island instantly.
From that moment on, it was very clear to me: I wanted to live in Mallorca.
I liked it so much that I didn’t want to be anywhere else. I fell deeply and intensely in love with this land, so I started studying Spanish with the idea of coming to live here in the future.
My parents thought it was just a phase, that it would pass, but it wasn’t like that. I went ahead with that conviction, and moved to Barcelona to study Business Management with a specialisation in Tourism and Hospitality, while perfecting the language.
When I finished my studies, I came to Mallorca and started working at the Sheraton Son Vida Hotel. It was a brief but eye-opening experience. I realizsed that in the hotel industry I would have to spend many years in the same position before I could move forward, and I felt that I needed something different, more dynamic.
My next career step was to work as a personal assistant to a senior executive in a well-known family business.
It was an incredible opportunity for me, and at the same time, I was also a valuable resource for them, because even then I spoke perfect German, English and Spanish. It was 2004, and at that time it was not common to find trilingual people on the island, so they hired me very quickly.
It was a very good stage. There was a great atmosphere in the company and I felt very comfortable. I started as a personal assistant to the General Manager, then I moved on to sales and I was doing very well. I was the star salesperson and I even opened a new office for them in Palma, even bigger than the original one.
The company was growing and I was progressing with them on a path of mutual development, but suddenly the financial crisis of 2008 came and that meant a real turning point in my career. I felt it was time to stop, so I decided to leave the company and take a sabbatical.
I went to Mexico, with practically nothing but a backpack, on looking for an adventure. It was a journey to find myself again, to reflect and discover what I really wanted to do with my life.
There I lived a profoundly transformative experience. I started practicing yoga, meditation, connecting with myself in a different way… And most importantly: I met my husband, who is Mexican and happily our meeting forever changed the course of my life.

I have always been very clear about both what I want and what I don’t want. It’s something that has always been a part of me, I almost never have doubts.
That clarity is also reflected in my work: I have a very fine-tuned sensitivity to detect when an environment needs to be transformed, when customers require something different or when trends are coming that are going to completely change the direction of the market.
It’s an instinct that guides me. I have always known when to open new offices, in what area, at what time…It’s as though I have an internal GPS. I move a lot by intuition, and it rarely fails me.
That connection with my intuition undoubtedly deepened even more during my stay in Mexico. I believe that we are all born with that ability to perceive, to intuit, but we lose it when we overload ourselves with constant stimuli, with external noise, with too many tasks that take us away from ourselves.
In order to access this internal source, it is necessary to take breaks, disconnect and dedicate quality time, eat well, take care of our lifestyle, spend time in nature… all this is fundamental. Only when we turn down the volume from the outside can we really hear what’s inside.



Mandy, I imagine that having worked for so many years in a family business here in Mallorca has also given you a very deep understanding of the local idiosyncrasies.
No doubt. That, combined with the fact that we have travelled extensively and that we work with people of many nationalities – both within the team and among our clients – allows us to act as a true bridge between cultures. Not only at European level, but also internationally.
When it comes to customers, it’s not enough to speak their language perfectly. It is essential to understand their mentality, their values and their way of negotiating. There are very marked differences between a German, a British or a local customer.
In order to offer a good service, you have to always place yourself in the other’s mentality, grasp the cultural nuances, understand what is behind each gesture or decision. I think that’s where my empathy has helped me a lot over the years. That’s why I’ve always done well in sales: it comes naturally to me to connect with people.
In addition, my training was in English and my children go to international schools, so I have a very direct familiarity with different cultures. It is also important to know that the regulations, processes and mindsets around a real estate transaction vary greatly between countries. A sale in Germany has nothing to do with one in Mallorca, and that must be explained and accompanied with due sensitivity.
In our family environment this is also very natural. We have family in Germany, Mexico, the United States, Australia and Italy. The perspective of our vision is very broad, and that also translates into a large network of international contacts. All this allows us to understand very precisely how our customers think and what they value. And that understanding makes a big difference in results, both professionally and personally.

Tell us Mandy, in relation to Living Blue Mallorca, how and when did it all start?
The spark occurred in Mexico. In fact, originally the agency was going to be Living Tulum, – being Tulum one of Mexico’s best tourism destinations -, but we already had children and the idea and desire to come to Mallorca was still as latent in me as it had been since the first day, so both for safety and quality of life issues, I decided to lay the foundations of the project here in Mallorca.
I like freedom and tranquility and Mallorca offers an incomparable environment to live with the family, especially if there are children.
I like my children to be free, that they come and go without the need for you to be watching them all the time. My son rides a bike, goes to football, goes by bus and train from here to there and this quality of life and safety cannot be had anywhere else in the world right now.
We moved with children, with dogs, with everything… when I was pregnant with my second child, and that’s how Living Blue Mallorca was born, and since our beginnings we have not stopped growing.
Today Living Blue Mallorca is one of the leading real estate agencies in the region, with an extensive team of professionals and offices in the idyllic locations of Alaró, Santa Maria del Camí, Port de Soller, Campos and Palma.
What a story Mandy, what a beautiful beginning…
Yes. At first it was just me and my husband. We did absolutely everything from the living room at home, with our newborn baby next to us, in his cot. We organised viewings, responded to emails, spoke to customers… and all from that intimate space that was also our home.
It was a very beautiful stage, very happy, and I think that happiness was noticeable and transmitted to everyone who came into contact with us. The clients loved our way of working, so close and sincere, without artifice.
We started with rentals, and when the economy began to recover after the crisis, we also incorporated buying and selling. Little by little, we began to grow. First we hired a secretary, then an agent, and thus we formed our first team of five people.
That natural growth led us to open our first office. We rented a place in the beautiful town square in Alaro,that was a significant step forward, as it meant we could offer both property viewings and a personal welcome in our own office — and our reputation quickly grew.
The brand began to become visible and generate trust.



As a brand, Living Blue Mallorca projects a very powerful image.
Yes, and from the beginning. That unmistakable turquoise colour of the beautiful crystal clear waters of Mallorca, the seagull flying… A lot of people thought we were a big international franchise. Our brand identity was firmly established from the first moment, and that also opened many doors for us, because behind that professional image beat the heart of a family business, full of passion and enthusiasm for everything we did.
The corporate image of Living Blue Mallorca is very special. It is simple, but tremendously powerful. I think it conveys something very clean, very pure and healthy. And maybe that’s because of the energy my husband and I put into it from the beginning, when the company was just a dream that was starting to take shape from our living room.
The name came very naturally. Living is an elegant word, which in itself says a lot. It talks about living, about feeling good in a place, about belonging. Blue is the colour of Mallorca, the blues of the sea, of the sky, of the light. But it also has a romantic tinge, of freedom, of spaciousness.
And the seagull—what could be happier than a seagull flying high, free, flying through the blue sky? Everything fit came together with this image.
The values that the brand projects are the same as those that define our way of living and working: freedom, authenticity, quality of life.
That is also the essence of what our clients are looking for. People who want to start a new life to live better, in a more humane, more conscious environment, surrounded by nature.
Our work structure also reflects that philosophy. We are based here, in Mallorca, but we continue to travel a lot, and the salespeople do not have schedules, each one organizses their agenda as it works best for them.
If what you sell is quality of life, you have to be able to convey that you are already living that experience. And it shows. Our team gives off that positive energy, that authentic well-being that cannot be faked, you yourself have immediately perceived it as soon as you entered the office.

Mandy, of the five locations in which Living Blue Mallorca currently has a presence, which would you say are the most booming?
I would say that Alaró is experiencing an impressive boom. A couple of years ago, other real estate agencies began to realise that we were doing very well there, as well as in Santa María, where when we opened we did not have any competition, but soon many more agencies began to arrive. Suddenly, everyone wanted to open there.
Even so, by the time the others arrived, we were already well established. We had secured the best acquisitions, built the strongest portfolio, and earned an excellent reputation, so we continued to thrive.
Our presence in the five most attractive destinations in Mallorca gives us a lot of versatility and visibility: if it’s not Alaró, it’s Santa María; if not, Campos or Sóller…we only lacked Palma.
As a company with an island vocation, we knew that we had to be in Palma as well, so we decided to open an office on Calle Conquistador, very close to the Cathedral. It is a beautiful space that allows us to be present in the heart of the capital as well.



Another of our strengths is operational freedom. As we do not belong to any franchise, we do not have restrictions by zones. The Alaró salesperson can sell in Campos, and the Campos salesperson in Sóller, or wherever.
This flexibility is highly valued by both our salespeople and our customers, as it means they always have the same dedicated point of contact, wherever they are. And the owners also value that their property is not only offered in an office, but in five strategic points on the island.
Since we opened the first office in Alaró, we have not stopped growing. Then came Santa Maria, which was a great success because it gave us much more visibility and took us to the next level. From there, requests began to arrive from interested customers in other areas, such as Sóller. So we considered opening there as well.
I remember that when we arrived in the center of Sóller, we saw that it was full of real estate agencies and we were about to give up, but we decided to go for a coffee at the port… And then everything changed.
There was a lovely atmosphere, very authentic, and not a single real estate agency. We asked about the area, and they told us that the owner of a store was about to retire. We went to talk to him, we reached an agreement and we kept the premises.
It was one of those magical synchronicities that have accompanied me in other key moments of my life.
Just like when I opened the office in Alaró: I was having a coffee in the square and, suddenly, they hung the «for rent» sign right in front of me. As if the place was waiting for me.
That’s how it has so often been: as if drawn by some invisible force, the ideal spaces and I connect. And the Port of Sóller office has been a wonderful investment.
Today we are the only agency there, and we have really interesting properties in that area.

Mandy, what has been, so far, the most rewarding thing for you in all your evolution?
Without a doubt, people.
The team, the customers, the owners… By now, our professional and personal lives are closely intertwined.
Many of our customers have become friends. They know us all, each one has their favorite salesperson, with whom they connect especially and that trust generates a very lasting and close relationship.
The human network we have created is, for me, the most valuable thing. Within our team, there’s no internal competition — our structure encourages collaboration rather than rivalry. On the contrary: they help each other, share information and support one another.
That collaborative energy is very important, because the well-being and peace of mind of our agents is part of the customer experience. You can’t sell happiness if your team isn’t happy. You cannot convey a free and harmonious lifestyle if there are internal tensions.
All our team members, in addition to working very well together, share time in their personal lives. They go out together, go bowling, do sports and activities together… bonds are created that go far beyond the workplace and that is reflected in everything.

Over the years, we have built up an impressive network of contacts. I myself have wonderful friendships thanks to the company, and vice versa.
There are beautiful stories and anecdotes. I remember, for example, when I bought my house in Alaró, it was furnished, but since I brought the furniture from my previous home, I had a lot left over.
At that time we were closing the sale of a property with an artist, a well-known painter, to whom we sold a house also furnished. When we went to sign before a notary, he called me and told me that the former owner had taken all the furniture.
Everything happened in a matter of hours, between the drafting of the contract and the final signing. We tried to contact the previous owner, but he no longer responded. Logically, the buyer was sad and frustrated, because he really wanted to settle in immediately and start his new life in Mallorca.
So I took beds, armchairs and furniture from my own home and took them to him, so that he could settle in quietly and comfortably from day one. Of course, this was not foreseen, nor was it in the contract nor was it my obligation, but for me it was the right thing to do, and I was happy to do it.
That gesture was the beginning of a beautiful friendship. Today, we are not only neighbours… but also great friends.
And so, at Living Blue Mallorca there are many stories with very interesting people: painters, singers, entrepreneurs, industrialists… All of them came to us looking for something that we were also looking for when we settled here: quality of life, tranquility, nature, beauty, freedom and security.
Among our clients are single people, couples, families… and we share that same philosophy of life with all of them.



In that anecdote you have shared, the empathy you were talking about is manifested…
Yes, exactly. The sale was already made, but I couldn’t allow that buyer’s experience to be tarnished by that incident.
For me, their well-being became a personal issue. It was important to me that the client felt at ease and could move into their new home right away, fulfilling his wish to start this new chapter without delay.
And it wasn’t about money, he had just paid millions, it was about his dream of settling comfortably into the house right away, and that became possible, just as he wanted, because I provided him with the furniture from my own house.

Mandy, how has the real estate sector in Mallorca evolved in recent years?
It has changed a lot, especially since 2020. Client priorities and preferences have been redefined, and this is very noticeable in the areas in which we operate.
What is most sought after today, without a doubt, is quality. Real quality. Our international clients value, above all, properties with an authentic Mallorcan essence, whether they are renovated or new build houses, but which respect and reflect that beautiful and unique Mallorcan style.
It is no longer just about having a well-located house, but about finding a property with soul, with character, with architectural elements such as arches, stone walls, exposed beams…The timeless rustic Mediterranean style, so deeply Mallorcan, continues to enchant, now seamlessly paired with cutting-edge technology: underfloor heating, home automation, energy efficiency… Everything has to work flawlessly and nowadays clients, especially men, who are very up to date on the latest technological advances, want a rustic style, yes with fireplace, but a house that works entirely with buttons.
But beyond the style, the most decisive thing today is the location. More and more, our clients are looking for remote villages, places that a few years ago hardly aroused interest and that are now the most coveted by developers, because it is still possible to find good land at competitive prices.
Many of our clients are flexible with the location if the house meets the values we have discussed: quality of life, nature, quiet environment, but well connected. What is crucial for families is to be no more than 20 minutes away from a good international school. That is why we see enormous potential in areas such as Campos.
Campos is undergoing a vibrant transformation.There is great interest from international buyers to settle there, but there is still a major obstacle: there is no international school. The Rafa Nadal Academy in Manacor is relatively close, but we need an approved international school in Campos.
And we are trying. We are in contact with promoters, with political representatives, and from the City Council. There is a lot of positivity. Having urban land is crucial, as it’s required to obtain official recognition as an international educational centre. We already have land that is perfectly suitable, and we know there is strong demand.
I think this is very important to be communicated. An international school in Campos would not only respond to a real need, but would completely transform the development of the area.

Mandy, in the face of all the new potential clients and investors who have learned more about you and Living Blue Mallorca today, what would you tell them about what they can expect, and find, if they decide to choose you to find the best properties for them in Mallorca?
Well, first of all, we are not only going to find you a property, we are going to find you a Home, a place where you will feel at home.
The second thing, our efficiency and effectiveness in the purest German sense combined with our friendly and close atmosphere: every time a client contacts the agency, they will very quickly be contacted by one of our sales representatives to assist them in their own language, whether German, English, French, Spanish or Mallorcan. And also all our sales representatives live in the areas where our offices are located.x so they know the areas perfectly and the best properties in each municipality.
This also allows us to provide the client with the added value of the entire network of contacts that they will need in the municipality in which they wish to settle, from schools to carpenters, the best renovation companies, cleaning employees, cooks, everything. We have a very wide and perfectly organised network with the best professionals related to our sector.
Another advantage is that we stay by your side after the sale. We’re no longer just your estate agents — we’re your neighbours, your friends, and your guides, ready to help with whatever you need as you settle in.
Many people buy their houses with us and after a few years, when their family requirements change, they sell them with us and buy another one again.
So I would highlight above all the reliability, the agility and excellence in personalised attention, as we carry out in-depth interviews with each of our clients in order to make sure that we understand all aspects of what they are looking for.

Our first visit is always with the client, and only once we know in depth what they are looking for and what they need, we present them with the best properties that really fit what they are looking for.
We are not going to take you to see a site without a view if you have emphasizsed to us that the view is important to you, or to a property without a lift if you have already told us that you need it, or the garage. In other words, we exactly match the client’s demand with the characteristics of the properties we present to them, because we value their wishes above all else, and also their time.
Of course, this requires an investment of time and attention on both sides, client and agency. We also require our clients to invest in their meeting with our sales representatives, in order to convey as accurately as possible what they are looking for. The investment is reciprocal, and that maximizses good results.
We also make sure that the client’s preferences align with those of the family members who will share the new home because sometimes the preferences of the husband do not coincide with the tastes of his wife, who may have other ideas.
In those cases we arrange for them to visit the properties together, in order to prevent him from liking a property very much when she doesn’t like it, or vice versa. Our job in those cases is to present you with the property that fits the expectations, preferences and tastes of both of you.
Hence it is so important for us to undertake a first interview as thoroughly as possible, in order to have the most complete and global vision of the characteristics of the property that would surely best suit both of you according to your personal preferences.
I would say that we have a fairly high success rate thanks to this. We have often presented buyers with homes that they thought would not suit them and ultimately they liked because the property was a good compromise.
At Living Blue Mallorca we have a very wide and varied portfolio, with more than 1,000 properties for sale, of which approximately 800 are visible online, but we also have more than 300 properties that we manage through our Secret Marketing system.
These are homes whose owners prefer to keep the sale private, they do not want to expose the property publicly. We conduct discreet viewings that are totally private and close large deals completely confidentially.
We also work with properties that aren’t yet officially on the market. We’ve already visited them and identified potential buyers, so we start promoting them well before they appear online.
And finally, and I think this is something that is highly valued by our clients, is that, when the critical moment of the operation arrives, if any unforeseen event arises – whether due to deadlines, documentation or legal issues – if necessary, I personally come in and unblock the situation.
I always find creative win-win solutions, taking into account the wishes and concerns of all parties: owner, buyer and lawyers. I have that gift for unlocking situations and closing deals that leaves everyone feeling comfortable and satisfied.
I am actively involved in ensuring that each operation comes to fruition and I believe that this adds an enormous value which customers recognise and appreciate.
